Our property maintenance subscription plans are designed to provide affordable, transparent, and predictable services, ensuring that homeowners, landlords, rental agents, and tenants receive high-quality maintenance without unexpected costs. These terms clearly define the scope of our services, what is included, what is excluded, and how our service operates. Any excluded services can be quoted separately.


 Scope of Services
We provide routine and corrective maintenance for residential and commercial properties.

  • Only faulty items are repaired—our service does not cover new installations or upgrades.

  • All services are pre-scheduled—emergency repairs are not included unless explicitly stated.


2. Service Coverage

  • Available in Cape Town & surrounding areas.

  • Limited to the services outlined in your selected plan.

  • Must be scheduled in advance and is subject to availability.

  • Excludes cosmetic fixes, major renovations, and structural repairs.


3. Subscription & Payment Terms

  • Billing: Monthly payments via approved methods.

  • Due Date: Payments must be made on time to prevent service suspension.

  • Auto-Renewal: Subscriptions automatically renew unless canceled with 30 days’ notice.

  • Non-Refundable: Payments are final unless otherwise required by law.


4. Cancellation Policy

  • You may cancel your subscription at any time with 30 days’ written notice before the next billing cycle.

  • No refunds will be issued for partially used months unless required by law.


5. Client Responsibilities

  • Ensure safe and reasonable access to the property for maintenance services.

  • Report maintenance issues promptly to prevent further damage.

  • Deliberate damage, misuse, or neglect is not covered.

  • Provide accurate property details upon subscribing.


6. Included & Excluded Services

  • Scheduled Maintenance Visits – Includes a full property inspection and maintenance report. Only subscribed services will be actioned.

  • Electrical Services – Covers replacement of wall outlets, light switches, and light fittings. Excludes: DB board repairs, motion sensor taps, and specialty outlets.

  • Plumbing Services – Covers repairs to exposed pipes and leaking taps. Excludes: repairs requiring excavation, main plumbing lines, body corporate plumbing, and kitchen mixer replacements.

  • Blinds & Shutters – Covers restringing and servicing. Excludes: slat, runner, or component replacements.

  • Move-Out Restore – Covers repairs to walls, window frames, doors, and cupboards based on inspection reports. Excludes: damage due to negligence.

  • Installation Services – Covers mounting of shelves, TVs, pictures, and pre-cut furniture. Excludes: installation of structural items like garage doors or window frames.

  • Maintenance Reports – Provides a detailed assessment of inspected items and recommended corrective actions.

  • Roof Inspections – Identifies roof damage and provides corrective action for affected areas. Excludes: access equipment for multi-story/high-pitched roofs (billed separately).

  • Pool Service – Includes filter and wall cleaning and shock treatment. Excludes: pool repairs, repainting, and restoration services.

  • Mould Treatment – Covers the treatment of visible mould build-up. Excludes: preventative treatments.

  • Silicone Sealing – Covers sealing for showers, kitchen and bathroom counters, sinks, basins, and windows.

  • Gutter Cleaning – Covers debris removal and cleaning of gutters. Excludes: replacement of damaged components and access equipment for multi-story buildings.

  • Minor Crack Repairs – Covers small internal and external cracks with close-as-possible colour-matched touch-ups. Excludes: full-area repainting for colour consistency.

  • On-Demand Callouts – Not an emergency callout, response within 48 hours. Limited to 4 per year. Emergency callouts are billed separately.

  • Sliding Door Service – Covers servicing and runner replacement. Excludes: imported components, handles, and frame repairs.

  • Aluminium Window Service – Covers servicing and stainless-steel hinge replacement. Excludes: imported components and frame/window repairs.

  • Light Bulb Replacement – Covers standard bulb replacements. Excludes: decorative lighting, LED disposable bulbs, and fluorescent lighting.

  • Cupboard Repairs – Covers replacement of cupboard hinges, runners, and handles. Excludes: replacement of panels and doors.

  • Welding Repairs – Covers repairs to gates, security bars, and small metal works. Excludes: extensive repairs where full replacement is a more logical solution.

All excluded services are available as separate, billable services.


7. Liability & Limitations
Special Ops Contractors is not responsible for:

  • Pre-existing damage or structural defects.

  • Improper installations or repairs conducted by third parties.

  • Consequential damages, rental loss, or service delays.

  • Clients indemnify us against claims arising from misuse or non-compliance with these terms.


8. Terms Updates
We reserve the right to update these Terms of Service at any time.

  • Changes will be communicated via our website or email.

  • Continued use of the service constitutes acceptance of the revised terms.


9. Legal Compliance & Dispute Resolution

  • These terms are governed by South African law and the Consumer Protection Act (CPA).

  • Any disputes will be resolved through negotiation, arbitration, or legal action if necessary.
